Park Model RV & Destination Trailer PDI / Pre-Purchase Inspection

A park model RV or destination trailer should feel like a small home—tight roof, safe power, clean water, and quiet HVAC—without surprise repairs after move-in. Hidden moisture, miswired 50-amp service, swollen floors, or weak tie-downs can turn a seasonal stay into a project.


Traveling RV Technicians (TRVT) performs mobile PDI (pre-delivery inspection) and pre-purchase inspections for park models and destination trailers. We verify 120/240-volt electrical, 12-volt systems (where fitted), plumbing and drains, LP gas, HVAC/mini-splits & furnaces, roof and exterior, chassis/tie-downs, and appliances. You get a photo-rich report with red/yellow/green priorities you can use for warranty, seller negotiations, or site work.

Scope & Method (What we test—end to end)

We run a structured, room-by-room and system-by-system checklist tailored to ANSI A119.5 park model RVs and destination trailers.

  • Verify model/options, VIN/serials, and utility hookups.

  • Baseline photos and moisture readings; IR scan for hidden water and hot electrical spots.

  • Functional test of every outlet, fixture, window, and door—including egress.

Site Utilities & Hookups (Water • Sewer • Power Pedestal)

A good site protects the unit.

  • Power pedestal: inspect receptacle condition, test polarity/ground, and confirm 50-amp 120/240 volts output; note adapter use and cord condition.

  • Water supply: pressure at spigot, pressure regulator setting, hose quality, and freeze protection.

  • Sewer connection: slope, gas-tight caps, riser integrity, and splash/backflow risks.

  • Document set-up height, steps/landing safety, and handrails.

Plumbing, PEX & Drain/Vent (Quiet, Leak-Free Water)

We want steady pressure and no odors.

  • City water test with regulator (target 45–60 PSI), pump hold test if a 12-V pump/tank is fitted.

  • Inspect PEX plumbing joints, manifolds, and shutoffs; confirm water heater plumbing and bypass.

  • Drain, waste, and vent: P-traps or HepvO® where space is tight, AAVs where used, and roof-vent continuity to stop gurgle.

  • Tub/shower and sink basket strainers, seals, and slope; look for past leaks in toe-kicks and cabinets.

HVAC, Mini-Splits & Water Heating

Comfort systems should be quiet and predictable.

  • Mini-split or roof A/C: verify cooling delta-T, fan modes, condensate routing, and line-set rub points.

  • Furnace or electric heat: ignition, duct balance, and safety shutoffs.

  • Water heaters (electric tank, LP tank, or tankless): temps, recovery, mixing-valve stability, and drip pan/relief routing.

  • Note thermostat placement and room balance—no hot lofts, cold bedrooms.

Roof, Siding & Exterior Sealing

Water is the #1 value killer.

  • Roof type (shingle, metal, TPO/EPDM)—check seams, penetrations, skylights, fans, antennas.

  • Siding and trim: J-channels, window flanges, corner posts, beltline rails; sealant type and condition.

  • Awnings, exterior lights/outlets, porch fixtures, and door thresholds for splash intrusion.

  • Document reseal needs and recommended materials (self-leveling vs polyurethane).

Structure, Floors & Tie-Downs/Skirting

Seasonal loads and wind matter.

  • Subfloor moisture mapping, soft spots at wet rooms and sliders; check slide-room floors on destination trailers.

  • Chassis/frame: corrosion, cross-members, axle removal or storage status, landing blocks or piers, and load spread.

  • Tie-downs/anchors (where used): strap condition, placement, and hardware; skirting ventilation, vermin control, and freeze protection layout.

  • Confirm decks/additions are self-supporting so they don’t rack the unit.

Windows, Doors & Interior Moisture Control

Tight, quiet, easy to operate.

  • Window locks, seals, and dual-pane fogging; we recommend glass replacement over “defogging” tricks.

  • Door hinge/strike alignment, weatherstripping, and threshold seals.

  • Ventilation: bath/kitchen fans, backdraft dampers, skylight condensation, and dehumidifier planning for shoulder seasons.

  • Wallboard, trim, and cabinet bases checked for swelling or delamination.

Appliances & Fixtures (Residential & RV Mix)

Destination models blend residential and RV gear. We test:

  • Refrigerator (12-volt compressor or residential AC): pull-down time, gasket seal, amp draw.

  • Ranges/ovens (LP or electric): ignition, burner pattern, anti-tip bracket.

  • Microwave/convection, washer/dryer, fireplaces, dishwashers (where fitted), garbage disposers (if installed).

  • Toilets, faucets, shower valves, and drains; verify leak-free operation at operating pressure.
